Garage Door Weatherproofing Guide: Sealing Out Drafts & Moisture

A garage door’s weatherproofing system is made of several separate seals working together — side and top weatherstripping, a bottom astragal seal, and often a floor threshold seal. Each wears differently and each affects comfort, energy loss, and water intrusion in its own way.

The three seal zones of a garage door

  • Perimeter weatherstripping: rubber or vinyl strips along the top and sides of the door frame that seal the gap between the door panel and the frame.
  • Bottom astragal seal: the rubber gasket attached to the bottom panel that meets the garage floor — the seal most exposed to direct water, debris, and wear from the door’s own weight pressing on it every cycle.
  • Floor threshold seal: an additional seal sometimes installed on the floor itself, useful on sloped driveways or in regions with heavy wind-driven rain, where the bottom astragal alone may not fully block water.

Signs your weatherproofing needs attention

Visible daylight gaps along the door’s edges when closed are an obvious sign, but weatherproofing wear is often more subtle — a cracked or flattened bottom seal that no longer conforms to the floor, drafts felt near the door on windy days, or water intrusion after heavy rain that wasn’t previously a problem. Because the bottom seal takes the most physical wear (crushed under the door’s weight with every close cycle, exposed to UV and temperature swings), it typically needs replacement more often than the side and top weatherstripping.

Why weatherproofing matters beyond comfort

A poorly sealed garage door affects more than temperature comfort in the garage itself — in homes where the garage shares a wall with living space, drafts and moisture intrusion can affect adjacent rooms and, over time, contribute to problems like mold growth in a chronically damp garage. In regions with harsh winters or heavy seasonal rain, weatherproofing condition is worth checking at least once a year.

Weatherproofing and insulated doors are different things

It’s worth distinguishing seals (which block air and water at the door’s edges) from door panel insulation (which affects the door’s own thermal resistance). A well-insulated door with worn-out seals still lets in significant drafts, and conversely, fresh seals on an uninsulated single-layer steel door won’t deliver the temperature performance of an insulated panel.
